- Have no previous evictions or unpaid rent/fees
- Have a clear background check with no felony convictions within the last seven years
- Are willing to sign a one-year lease
- Have no more than two cars (for parking purposes)
- Are willing to pay rent using the Avail online platform
- Are ready to move in within a reasonable amount of time (as determined by landlord)
The following items can be considered a deniable factor:
- Lack of proof of income
- Falsification of income
- Cannot meet income requirements
- Final recommendation will also be dependent on income, rental, and employment history
- Insufficient credit standing or financial responsibility
- Too many prospective occupants for the residence; maximum occupancy is 6
- Unwillingness of the applicant(s)/prospective occupant(s) to accept the terms of the rental agreement, submit to background and credit checks, and provide income verification documents
- The applicant has pets (Except documented service and emotional support animals)
- The applicant’s proposed commercial activity
- A bad report from applicant’s former landlord
- Applicant(s)/occupant(s) smokes or vapes
Verification of Income:
Proof of current income will be accomplished using an applicant screening service. We require paystubs, W-2’s, tax return, bank statements, or other similar verification documents.
Credit Score:
We require a credit score of 650 or above. If the applicant’s credit score is 600 to 649, they can still be accepted with conditions. We may require a more extensive rental history and/or employment history. If the applicant has a clean history with the previous landlord and/or employer, they will be considered if all other conditions stated above apply.
Animal Policy
No animals are allowed on the property (except for documented service or emotional support animals).
Smoking/Vaping Policy
There is no smoking or vaping allowed in or near the property.
Criminal Background
For safety and security reasons, any occupant that has been convicted in the last seven years of an offense that would put the property or anyone in or around the property at risk will not be accepted. These offenses include but are not limited to murder, kidnapping, theft, assault, robbery, sexual offenses, arson, and drug-related offenses. Documented rehabilitation may be required.
Parking
Due to HOA regulations, there can be no more than two cars that regularly park on the property. It is the landlord’s preference that all cars on property are functioning.
Rent Payment Platform
The landlord prefers to use the Avail application to accept rental payments and any fees the tenant should incur.
Commercial Activity
The property is to be used for residential purposes only. No commercial endeavor may be conducted on the property.
