How to Apply:
STEP 1: Gather Required Documents
To apply for a rental property, applicants must show identification as well as proof of income. So, to start the rental application process, gather some of the documents below:
- Identification – Applicants must provide landlords with proof of identity such as a state issued driver’s license, ID, passport, or proof of residency.
- Proof of Income – Landlords need to verify an applicant has the ability to pay for the rental rate. Therefore, proof of income is critical. Proof of income can include pay stubs, bank statements, tax returns, W-2s, 1099 forms, Social Security benefits statement and/or a verification letter.
- Social Security Number – The rental application process requires tenants to undergo a background and credit check which requires the applicant’s social security number.
- Reference Contact Information – Most reputable landlords will ask applicants for professional or previous landlord references. This could consist of your current or previous landlords, work supervisors, or esteemed colleagues.
- Other Documentation – Other forms of documentation may be required by the Landlord i.e. proof of rehabilitation efforts in the case of criminal background, documents relating to assistance animals, etc.
STEP 2: Pay Application Fee and Complete Application
We will send you an email with instructions on how to pay your $40 per applicant application fee and fill out your application online. Blank or incomplete Rental Applications or applicants who have not paid their application fee will be automatically denied.
STEP 3: Complete Background Check, Credit Screenings, and Income Verification
Once your application is received, you will receive information sent to the email address you provide on your application about how to complete your background check and credit screenings. You will receive a second email with information about how to complete your income verification. This will involve entering banking information. Further details will be provided in the email.
STEP 4: Reference Check
Please allow time for the owner to verify your employment and rental history.
STEP 5: Approval/Denial
You will be contacted via phone or email about the status of your application.
